What to look for in a Mortgage (A guide for the first time home buyer)

First I want to say I’m not in the mortgage business nor do I have any Mortgage products that I receive any compensation for. I have been self employed from 1980 on, and I have had a number of homes and even some commercial real estate even before I was self employed. In the last few years I had some friends buy their first homes Even after going to a real estate class the would ask me questions that seemed like that had no clue as to where to get started. So I wrote this from the perspective of remembering my first real estate purchase and the perspective of being asked about what to look for from my friends.
No doubt you have heard about the lending crisis and the housing crunch. Well today is probably one of the best times I have seen from a cost and interest rate perspective to buy a home. This may change over time but right now it like the perfect time to buy a home. Let me caution you however what is more important than the market conditions is if you are ready to buy.
